Why FHA Landed on the Newest, Smallest Homes

Both FHA closings in this dataset — 1065 Birdie Street ($364,235) and 1113 Stonebridge Pass ($530,000) — were on the community’s newer, smaller inventory. That’s typical: FHA’s 3.5%-down structure works best on lower loan amounts, and the Mattamy Phase 2A homes on Birdie Street are currently the only true entry point into The Bridges under $400,000. If FHA is your path in, Phase 2A is where to start looking.

Nine of the 11 closings in this dataset are resale homes built between 2017 and 2024 — a sign that The Bridges’ original sections (Sec 1) are largely built out and now trading on the resale market, at prices from $530,000 to $914,900. These homes tend to be larger (2,500–4,332 sqft), sit on bigger lots (0.35–0.56 acres), and often come with pools, media rooms, and three-car garages.

The exception is The Bridges Phase 2A, a newer section being built out by Mattamy Homes on Birdie Street, offering single-story 3- and 4-bedroom plans (The Buchanan, The Conroe) from roughly $355,000 to $400,000 on smaller, rear-entry-garage lots. Could USDA Financing Work in The Bridges?

None of the 11 closings in this dataset used USDA financing, but it’s worth a second look. Gunter sits in a more rural pocket of Grayson County, and portions of the area may fall within USDA’s eligible loan map for $0-down financing — particularly on the newer Phase 2A homes at the lower end of the price range. USDA has its own income limits and property-eligibility rules, so it won’t work for every buyer or every address, but if you’re eyeing an entry-level home in The Bridges, it’s worth having me check eligibility before you rule it out.
