About Mantua & Mantua Point
Mantua (also platted in phases as Mantua Point) is a master-planned community in Van Alstyne
zoned to Van Alstyne ISD, with elementary assignments split between John and Nelda Partin
Elementary and Bob and Lola Sanford Elementary depending on section. Homeowners in the
sales reviewed here paid mandatory HOA dues generally ranging from about $850 to just
over $1,050 annually, or in some sections billed quarterly through SBB Management.
Amenities referenced across these listings include a resort-style community pool, splash
pad, clubhouse, pickleball courts, a dog park, playgrounds, greenbelt and jogging/biking
trails, and community mailboxes with underground utilities in newer phases. The community
sits just off US-75 near County Line Road, with easy access to McKinney, Sherman, and the
broader North Texas corridor.
Builders Active in Mantua
David Weekley Homes
The most frequent builder in this sales sample, with multiple closed floor plans
(including the Scottsburg, Mickelson, Ormand, Pemshore, Malinda, Brays, Jasmine, and
Flintwood plans) ranging roughly from the high $300,000s to mid $500,000s.
Highland Homes
Represented in this sample by a completed new-construction sale in the Mantua Point
section, built with brick exteriors and upgraded interior finishes.
Risland Homes
Building larger floor plans in Mantua Point (including the 5101-C, 5205-A, 3206-A, and
3207-A/C designs), several of which closed with seller concessions or builder-paid
incentives noted in the MLS remarks.
Resale Homes
A number of the closed sales above were resale transactions on homes originally built
in 2021, 2022, and 2024 — an important reminder that Mantua now has a growing secondary
market alongside active new-home construction.
How These Mantua Buyers Financed Their Homes
Buyer financing across this sample included conventional loans, VA loans, FHA loans,
and all-cash purchases — a mix that is typical for a growing master-planned community
with both builder-affiliated financing offers and outside buyers bringing their own
preapprovals. Several builder-sold transactions in this sample also included seller-paid
concessions or closing-cost credits, which can meaningfully change the real cost of a
“list price” once compared against outside financing.
New Construction Financing
If you are considering a David Weekley, Highland, or Risland home in Mantua, I can
review the builder’s preferred-lender proposal against outside financing so you can
compare rate, points, fees, and any builder incentive on an apples-to-apples basis.
Resale Purchase Financing
Conventional, FHA, and VA programs are all commonly used for resale purchases in
Mantua and Mantua Point, subject to standard credit, income, and property
qualification requirements.
Refinancing an Existing Mantua Home
Homeowners who purchased in Mantua’s earlier phases (2021–2022) may also want to
review whether a rate-and-term or cash-out refinance makes sense given today’s rate
environment and the home’s current equity position.
Why Work with a Local, Independent Mortgage Broker
As an independent mortgage broker with 27 years of experience and deep roots across
Grayson and Collin County, I track sold data in communities like Mantua so buyers and
homeowners have real numbers to work from — not just a builder’s asking price or a
generic online estimate. I can help you evaluate a specific Mantua listing, compare a
builder incentive against outside financing, or plan a purchase or refinance around
where this market is actually trending.
Frequently Asked Questions About Mantua Home Sales
What is the median sold price in Mantua right now?
Based on the 27 closed sales reviewed here (January–July 2026), the median sold price
was $434,100, with a range from $365,000 to $620,000 depending on floor plan, section,
and lot.
Is Mantua all new construction?
No. While David Weekley, Highland Homes, and Risland Homes are actively building in
Mantua and Mantua Point, this sample also included several resale homes originally
built in 2021, 2022, and 2024.
Can I use a VA or FHA loan in Mantua?
Yes. Buyer financing in this sample included VA and FHA loans alongside conventional
and cash purchases, subject to standard program eligibility and property requirements.
What are typical HOA dues in Mantua?
Mandatory HOA dues in this sample generally ranged from about $850 to just over
$1,050 annually, or were billed quarterly in some sections through SBB Management.
Exact dues vary by phase and should be confirmed for the specific property.
Should I compare the builder’s lender to an outside mortgage broker?
Yes. Several of the builder-sold homes in this sample closed with seller concessions
or incentives tied to using the builder’s preferred lender. Comparing that full
proposal — rate, points, fees, and credits — against outside financing is the only
way to know which option is actually less expensive.
Buying or Refinancing in Mantua?
Whether you’re comparing a builder incentive, purchasing a resale home, or refinancing
an existing Mantua property, I would be glad to walk through your numbers and financing
options.
