Grayson County Real Estate Market Update: More Choices, More Time, and a Very Fun Weekend

If you’ve been watching the Grayson County housing market from the sidelines, here’s the short version: it has cooled, and buyers have more room to breathe than they did a couple of years ago. Here’s what the latest public data shows, what it may mean for buyers and sellers, and how to enjoy the weekend while you think it over.

What the Latest Data Says About Grayson County Home Prices

The most recent figures I could verify come from two widely used sources, and both tell a similar story.

Zillow’s county-level data (updated July 31, 2026) shows a typical Grayson County home value of about $288,000, roughly 4.9% below a year earlier. The same page shows about 1,500 homes for sale and a median of 48 days to pending.

Redfin’s Sherman page (June 2026 data) shows a median sale price near $280,000, down about 6.7% year over year. Homes spent a median of 78 days on the market, compared with 85 days a year earlier, and sold for about 97% of list price. Roughly 208 homes sold that month, slightly more than a year earlier.

These are averages. A move-in-ready cul-de-sac home in Sherman and an acreage property near Tioga can behave very differently, so use these numbers as context, not a price tag for any specific home.

What This Means for Buyers

More inventory and longer days on market generally mean more time to compare homes, ask questions and negotiate. Many buyers are finding room to ask for repairs, closing-cost help or a rate-buydown contribution from the seller, though every deal is different. The key is still preparation: know your budget, get pre-approved, and understand your full monthly payment, including taxes and insurance, which matter a lot in North Texas.

What This Means for Sellers

Homes that are priced to today’s market, presented well and easy to show are still selling. With homes closing at around 97% of list price in Sherman, pricing realistically from day one tends to matter more than testing the market high. A local agent’s pricing advice is worth a lot here.

A Featured Listing: 2519 Shoreline Dr, Sherman

One new arrival that caught my eye on Redfin’s Grayson County new-listings feed is 2519 Shoreline Dr in Sherman (75092), listed at $599,000. It’s a four-bedroom, three-bath home with about 3,396 square feet, which makes it one of the larger newer listings on the feed this week and puts it in the premium tier at roughly double the county’s median sale price. It appeared as an Early Access listing, so availability can change quickly. Check with a listing agent before planning a visit. I’m not affiliated with this listing, and mentioning it is not an endorsement.

If you’re dreaming bigger and closer to the water, Lake Texoma-area homes in Pottsboro regularly list well above the county median, so the lake market is its own world.

The National Rate Environment, Without the Drama

Mortgage rate commentary this week describes a mostly steady picture, with Treasury yields moving only slightly and Freddie Mac’s latest weekly survey showing little change. Economists disagree on direction, and no one can promise what comes next. Rather than trying to time the market, focus on the parts you control: your credit profile, your down payment plan and a monthly payment that fits your life. If you’re curious how today’s pricing looks for your situation, I’m glad to walk through it.

Mortgage Product Spotlight: FHA Loans

What it is: A government-insured mortgage that allows lower down payments and more flexible credit guidelines than many conventional options.

Who it’s designed for: First-time buyers, buyers rebuilding credit, and anyone who wants to keep more cash available at closing. In a market where buyers have time to shop, it’s worth comparing.

Key benefits:

  • Down payment as low as 3.5% for qualified borrowers
  • More flexible credit score guidelines
  • Seller concessions may be allowed within program limits

One thing to know: FHA loans include mortgage insurance premiums, which add to the cost. I always compare FHA side by side with other options so you can see the whole picture. Want the details? Read FHA Loan Requirements in Texas, call 945-300-4644 or visit wayne-wallace.com.

Markets in Plain English

U.S. stocks rose on Wednesday, October 21, with the S&P 500 up about 0.46%, the Dow about 0.66% and the Nasdaq about 0.94%, led by technology shares. The S&P 500 is hovering near record levels, and investors are watching earnings season closely. For most households, the takeaway is that markets are confident but watchful. Daily swings are normal, and a home purchase is better planned around your own budget than a headline. Source: 24/7 Wall St. market close summary, October 21, 2026. This is not investment advice.
