Monday, September 21, 2026 — North Texas Mortgage Rate Update
Here’s what I’m seeing in the market this week and what it means if you’re buying or refinancing a home in Collin County, Dallas County, or the broader DFW area.

What’s Driving Rates Right Now
Rates have been drifting higher for most of the past month — the 30-year conforming average has climbed from roughly 6.6% in late August to just above 7% today. A few things are behind it. The Federal Reserve raised its benchmark rate by a quarter point on September 16, its first hike in three years, citing inflation concerns. That pushed the 10-year Treasury yield up toward the 5% mark, and mortgage rates tend to track Treasury yields closely. Rising oil prices and resilient job and consumer spending data have added to the pressure, since a strong economy and sticky inflation give the Fed less reason to cut rates any time soon. None of that points to a sharp move in either direction from here — it’s been a gradual drift, not a spike.
How Much Does Your Credit Score Actually Move the Needle?
OBMMI also breaks down 30-year conforming rates by credit score and loan-to-value, and the spread is worth knowing before you apply:
| FICO Score | LTV ≤ 80% | LTV > 80% |
|---|---|---|
| 740+ | 6.958% | 7.035% |
| 720–739 | 6.966% | 7.200% |
| 700–719 | 7.072% | 7.149% |
| 680–699 | 7.211% | 7.146% |
| Below 680 | 7.158% | 7.246% |
At 20% down or more, moving from the sub-680 tier into the 720–739 tier is worth roughly 0.19% on today’s numbers — on a $400,000 loan that’s in the neighborhood of $45–$50 a month. If your score is close to a tier line, it’s worth asking whether it makes sense to wait a billing cycle or two before locking.
What This Means for North Texas Buyers & Homeowners
- Buyers in Celina, Prosper & Frisco: Builders in these markets are still offering rate buydowns on select new-construction inventory. With the conforming average at 7.038%, a temporary or permanent buydown is worth asking about before you rule out a monthly payment.
- Move-up buyers: If you’re sitting on a rate from a few years ago and weighing a move, run the actual numbers rather than going on the sticker shock of the new rate alone — the math isn’t always as painful as it feels, especially if the payment delta is modest relative to the equity you’d bring.
- Refinance watch: With rates back above 7%, a refinance generally needs your current rate to be meaningfully higher than today’s average before it pencils out. If you locked in the high-7s or 8s, it’s worth a quick look.
- VA buyers: VA is running about 0.29% below conventional (6.751% vs. 7.038%) — one of the better relative advantages eligible veterans have had in this market.
- FHA & first-time buyers: FHA is pricing meaningfully below conventional as well (6.799%), which matters if you’re working with a smaller down payment or a credit score that isn’t quite in the top tier yet.
