Good morning, and happy Tuesday from Fannin County. Whether you’re keeping an eye on the market from Bonham, Honey Grove, Leonard, or one of the smaller communities in between, here’s what’s worth knowing this week — plus a few reasons to get outside this coming weekend (August 15–16).

Fannin County Market Snapshot

Fannin County is a smaller, more rural market than Collin or Grayson County next door, so the data can be a little noisier month to month — worth keeping in mind as you read these numbers. Zillow’s tracking puts the average home value across the county at roughly $284,500, down about 1% over the past year, with homes typically going under contract in around 64 days. Redfin’s more recent sales figures tell a slightly different story: the median sale price over the trailing three months came in near $326,000, up double digits year-over-year, though that measure can swing with a small number of higher-priced closings in a rural county. In Bonham specifically, Movoto data shows a median list price around $285,000 with roughly 120 active listings and homes sitting on the market closer to 80 days on average. Taken together: inventory has room to breathe, price growth is mixed depending on which measure you look at, and buyers generally have more negotiating room than they would in the DFW core.

A newly listed 5-bedroom, 3-bath home in Bonham is drawing attention at $1,099,000 — a notable price point for the county. The 3,230-square-foot home is listed by Weichert Realtors–Solid Ground (MLS #21225451), and stands out simply because premium-priced, move-in-ready homes at this size are uncommon in Fannin County’s inventory right now. If lakefront is more your speed, keep an eye on Bois d’Arc Shores, the new gated community taking shape along Bois d’Arc Lake just east of Bonham — it’s bringing a wave of larger lakefront lots to the county for the first time.

The move is expected to grow the company’s local workforce from about 129 employees toward roughly 230 — a real vote of confidence in the county from a company with nearly $35 million in annual revenue.
